The Planning Board consists of nine members and up to two alternates. The board's responsibilities include preparing the city's Master Plan, reviewing land subdivisions, site & concept plans, and granting type "c" variances. Planning Board meetings are held on the 4th Wednesday of each month (@6:30pm) unless affected by holidays or lack of business. The board's responsibilities include adjudicating applications for land use variances (bulk & use), interpretations of zoning ordinances, and appeals to a Zoning Officer decision. A complete listing of the Zoning Board's powers & duties may be found in the City Code Chapter 370, Article XI, § 370-89.
