The Office of Planning exists within the Department of Development & Planning and contains the Planning and Zoning Officers (§3-19.E). 
The office is headed by the Planning Officer.

The Planning Officer makes Master Plan studies and analyses, studies the operation and effect of land use controls and their administration within the City, reviews and reports on all Planning Board applications, consults and coordinates with various city officials on planning, economic development, and housing issues; and provides expert & technical staff services to the Planning Board, City Council, special committees, or other City departments and agencies as may be requested within the limits of available appropriations.

The Zoning Officer administers Chapter 370 (Zoning) of the City Code, and performs the duties of the Zoning Officer (§370-85).  In this capacity, zoning approval is the first step required for certain types of construction and property uses. If you plan to alter your property in any way it is recommended that you contact the Zoning Officer to see if a Zoning Permit if necessary.  If a permit application is required, the Zoning Officer will review the intended work for compliance with the City's Land Use laws.  Zoning regulations also include the use & placement of signs.

To obtain zoning approval, you must get a Zoning Permit application from the Planning Office (second floor of the City Hall Annex).  Complete this one-page form, and include a copy of your survey/plot plan with the proposed construction drawn and highlighted on the survey.  Be sure the survey is up to date to include any additions/deletions made since the date of the survey.

The Zoning Officer will review your application and provide you with zoning approval; or, in the case of a denial, the opportunity to revise your application or pursue a variance from the Zoning Board of Adjustment.  A variance gives you permission to depart from the requirements of a zoning ordinance.  You will be notified by mail of your approval or denial.

Kid’s Fest

The official Spring/Summer season
kick-off event at the Cohanzick Zoo. Kid’s Fest 2007 served over 2,700 people! This annual event is Admission free and provides a welcoming environment for families in our surrounding area. Kid’s Fest offers a variety of cost free entertainment throughout the day.
