The Zoning Officer administers Chapter 370 (Zoning) of the City Code, and performs the duties of the Zoning Officer (§370-85). In this capacity, zoning approval is the first step required for certain types of construction and property uses. If you plan to alter your property in any way it is recommended that you contact the Zoning Officer to see if a Zoning Permit if necessary. If a permit application is required, the Zoning Officer will review the intended work for compliance with the City's Land Use laws. Zoning regulations also include the use & placement of signs.
To obtain zoning approval, you must get a Zoning Permit application from the Planning Office (second floor of the City Hall Annex). Complete this one-page form, and include a copy of your survey/plot plan with the proposed construction drawn and highlighted on the survey. Be sure the survey is up to date to include any additions/deletions made since the date of the survey.
The following forms are available online: Variance Procedure, Development Application, Site Plan Checklist, Subdivision Application Checklist. NOTE: All application and escrow fees must be paid when an application is submitted. No application will be accepted without posting the necessary fees. Please contact the Board Secretary Dawn Loatman (451-3407) to determine the appropriate application fee.
The Zoning Officer will review your application and provide you with zoning approval; or, in the case of a denial, the opportunity to revise your application or pursue a variance from the Zoning Board of Adjustment. A variance gives you permission to depart from the requirements of a zoning ordinance. You will be notified by mail of your approval or denial.
