City moving full speed ahead with growth and development plans with proposals out to developers
The City of Bridgeton, taking the initiative on developing a number of key locations around the city, has issued a series of Request for Proposals or RFP’s, inviting developers from around the region to respond to development opportunities in the city.
The four Requests for Proposals or RFP’s as they referred to, detail the specific goals and objectives the city has for each specific location and allows developers an opportunity to present a proposal based on those goals. The four locations include;
- RFP for adaptive re-use, development and operation of a Hotel and Business Center in what is now Bridgeton City Hall. This RFP anticipates the relocation of the Police and Municipal Court complex in the next 12-18 months.
- RFP for adaptive re-use, development and operation of a Culinary or Vocational Training Center at the former Irving Ave School

RFP for the development and operation of retail, commercial, or professional space at 155 Irving Ave (former gas station)
- RFP for mixed use development for the recently created Phoenix Redevelopment Area on South Burlington Rd.
The RFP’s cover a wide range of areas including site descriptions, objectives, planning and design, historic considerations, streetscapes,, pedestrian and vehicle circulation, zoning and code considerations and the ability of a developer to finance and complete the proposed projects.
The RFP process, according to Bridgeton Mayor James Begley, is a necessary step to sound development. “The RFP is the point of contact and the template for adaptive re-use for these sites. It’s not just getting any business or development in these locations, its getting the right and best uses from these sites”, Begley said.
Toward that end, administration officials have issued these RFP’s to a variety of developers and individuals who have expressed an interest in possibly developing the sites. Additionally, RFP’s will be available on the City website, which will allow a much broader audience to understand the goals of redevelopment in Bridgeton.
“We have a unique community and we have to showcase our strengths and define our goals and objectives to those who want to be a part of what is happening in Bridgeton and regionally”, Begley said. He went on to say, “We will use this process as a jumping off point to formerly evaluate and hopefully select finalist developers for our projects”.
